
If you’ve spent time in commercial framing, you’ve seen both types on the job. The bottom plate is screwed down tight. The top track — at least on some walls — is installed with the studs floating free inside it. That floating condition isn’t a mistake. It’s an engineered detail, and understanding when and why to use it can save you from callbacks, cracked finishes, and failed inspections.
This article breaks down the difference between fixed track and deflection track, explains why the distinction matters structurally, and covers the details that most get wrong.
Buildings aren’t rigid. Concrete decks, steel beams, and roof structures deflect under load — occupant weight, equipment, snow load, and even the structure’s own mass cause measurable vertical movement over time. This is called live load deflection, and it’s expected behavior that structural engineers design around.
The problem for framers is that non-load-bearing partition walls run from floor to ceiling (or deck). If the floor above deflects downward and the top track is rigidly connected to both the framing above and the stud below, one of three things happens: the stud buckles, the track deforms, or the finishes crack — often all three.
Deflection track exists to solve this problem.
Fixed track is standard U-channel track where the stud is fastened to the track with screws at both the bottom and top. The assembly is rigid — no movement is possible between the stud and the track at either end.

Load-bearing walls by definition must be fixed at the top — the stud is the load path. Using a deflection condition at the top of a load-bearing wall would mean the load never transfers, which defeats the purpose.
Deflection track — sometimes called slotted track or SLT — is manufactured with vertically slotted holes in the web (and sometimes the flanges). The stud slides into the track and is fastened to it at the top. Therefore, the stud is allowed to move vertically within the track as the structure above deflects.
The stud remains laterally braced — it can’t fall over or rack — but it can move up and down within the track’s slot range, which is typically 1/2 inch, 1 inch, or 1-1/2 inches depending on the specified deflection criteria.

Standard deflection track is available in several slot lengths that determine how much vertical movement is possible. Common options include:
The slot length in the track needs to match or exceed the deflection calculated by the structural engineer of record. If the spec calls for 3/4-inch deflection capacity and you install standard 1/2-inch slotted track, the wall will bind before the structure reaches full deflection — and you’ll end up with exactly the cracking and buckling you were trying to avoid.
When in doubt, check the structural drawings. Deflection criteria are typically noted in the partition schedule, the structural notes, or the head-of-wall detail sheet. If nothing is specified, talk to the GC before proceeding.
In assemblies where sound dampening is a priority — hotel guestroom separations, healthcare facilities, conference rooms — the head-of-wall gap created by the deflection condition is actually an acoustic advantage. The decoupled connection reduces structure-borne sound transmission between the wall and the deck above.
However, that same gap needs to be properly sealed to maintain both the acoustic rating and any applicable fire-resistance rating. The detail typically calls for a fire-rated acoustical sealant applied at the gap, with the track flanges maintaining contact with the ceiling assembly on either side. Do not leave the gap open assuming it will be handled by another trade — confirm responsibility with the GC.

Understanding this distinction is one of those things that separates framers who get callbacks from framers who don’t. The hardware cost difference between fixed and slotted track is minimal. The cost of replying to a warranty claim because finishes cracked at every floor line is not.
